🏡 Market Monday Update – Tucson Real Estate Market

The real estate market is always evolving, and staying informed is one of the best ways to make confident decisions—whether you’re buying, selling, or simply keeping an eye on your home’s value. Each week, I like to share a quick snapshot of what’s happening in our local Tucson market so you can stay in the know.

📊 Current Market Snapshot
Recent data shows that the median sale price is around $369,000, reflecting a slight decrease of about 1.6% compared to last year. We’re also seeing a modest dip in overall activity, with the number of homes sold down about 4% and total sales volume down around 3%.

Homes are currently averaging about 28 days on the market, which is just a bit longer than we’ve seen previously. This shift is giving buyers a little more time and flexibility in their decision-making process.

⚖️ What This Means for the Market
Overall, we are continuing to move toward a more balanced real estate market. This means we’re no longer in the rapid, highly competitive environment of the past few years—but we’re still seeing steady activity and opportunity on both sides.

🔑 What This Means for You
For Sellers:
Homes are still selling, but today’s market requires a thoughtful approach. Proper pricing, strong marketing, and presentation are more important than ever to attract the right buyers.

For Buyers:
With slightly less competition and more time to evaluate options, buyers may find better opportunities and even some room to negotiate—something we haven’t seen much of in recent years.
